At this meeting we’ll discuss your needs and wishes for your home and explain the exciting process of building your home. We will answer any questions or concerns that you may have about the building process.
A preliminary budget will be put together based on your initial choices and plan ideas. You will be given a Materials, Specifications and Finishes (MSF) Sheet that outlines all the choices that need to be made – from exterior finish details to interior flooring to paint colours. Cantera will offer assistance or suggestions to help you in your decisions if you like; always keeping your best interests in mind.
During the design process, you will often find that all of your ideas do not work out exactly the way you wanted. Home design is a multi-step process. Typically, clients will meet with us two, three or more times to make sure their home includes everything they are looking for at a price that fits their budget.
Once all design choices have been made and your house plans chosen, we will create a budget estimate and building schedule that meets your needs. On approval of the budget estimate, the contract between client and Cantera will be drawn up, reviewed and executed.
We will work closely with you, the Architect and all consultants to provide comments and value engineering with a view to obtaining potential cost savings for you prior to submitting drawings for Building Permit.
When every facet of your home is finalized, we are ready to begin construction.
Cantera is proud to deliver all projects on time and on budget and will work closely with you, and with all trades and consultants on the timely construction of your new home. We will produce a detailed construction schedule, obtain a minimum of two quotes, (but preferably three) from all key trades; analyze all quotations and give recommendations to owners. We will ensure that all trades are properly insured and have current WorkSafe BC coverage.
Once construction has begun, you will continue to be involved throughout the process. Regular inspections will be scheduled and site visits arranged for you to see the progress of your home. You will be welcomed to have regular meetings to discuss the progress of your home and have any questions about your home answered. We know you’ll be excited to hear of the different development stages of your home! Building a new home can be overwhelming, and we will keep in close contact with you to address any questions or concerns that you may have.
Exceptional customer service. That is our pledge to you the homeowner. At Cantera, we want to make your move to your new home as seamless as possible.
When your home is completed, we will meet with you to conduct a homeowner orientation. This allows you to thoroughly inspect your home room by room and note any items that may need to be rectified before you move in. During this orientation, everything will be working so that every system in your home can be checked to ensure it is in working order. The orientation usually takes 1 to 1.5 hours to complete. When the orientation is over, we will confirm your move-in date and complete any items that need attention in a timely manner.
As a licensed registered builder under the Homeowner Protection Act, Cantera delivers 2-5-10 Year Home Warranty Insurance coverage.
I’m having trouble budgeting potential costs - what amount can I use as the price per square foot of a single family home?
While our homes price out very competitively, every home is completely different. There are so many variables that go into a home, it is difficult to predict the cost until the working drawings and material specifications are complete. Homes of the same size can have dramatically differing features and finishes. We will help with the budget pricing for your home.
What items are not included in the price per square foot?
Items that are not included in the price are: Building Permit and other Municipal Fees, Land Surveyor Fees, Temporary heat and temporary utilities required during construction, hydro connection, water connection, Homeowner Protection Office (HPO) Warranty Fees, Third Party Warranty Fees and Letter of Credit, Landscaping, Course of Construction Insurance
How long does it take to build?
Every home is unique; however, building time should be between 5-12 months from the time building permit is issued, depending on the size and how intricate a home you’re building.
Can I make changes during construction?
Yes. The process of making modifications during construction is called a “Change Order”. The change order is written up and must be approved and signed by the homeowner. Please note that some modifications may cause delays in the construction process and the need to adjust schedule and budget. We will keep you informed of any adjustments on a regular basis.
Am I allowed to use my own subcontractor?
Absolutely! We offer a fair bid process and if you have a subcontractor that you would like us to contact to provide a quotation, we will do that.
What are some common project delays?
Change Orders - We understand there are always going to be changes because as the homeowner watches their new home being created there are ideas to share and these ideas are welcomed. But at the same time as we make these modifications we also run the risk of delays.
Undisclosed Site Conditions - Examples of undisclosed site conditions are:
- Finding questionable soils when digging the foundation;
- Running into an old concrete foundation
- Bad weather
We address these by assessing the circumstance, modifying the project plan and meeting with the homeowner to discuss the impact. Although challenging, our team at Cantera has the necessary experience to get past these events as quickly as possible with minimal disruption to the schedule and budget.
Materials, Specifications & Finishes Selection Delays: A significant factor resulting in schedule delays is related to the client’s selection of materials. It is imperative that the client makes selections prior to the start of construction to ensure that enough time is allowed for product delivery and installation. If the customer is late on selections, it can cause a move-in delay because trying to cover lost time can be an almost impossible task. Some unique products carry long manufacturing lead times.
